Jason began his career in commercial real estate in April of 2006 with one of the largest investment firms in the nation. During his tenure there Jason closed over two hundred million in his chosen product type, self-storage. He has consistently been recognized as a top producing agent in his office and the number one self-storage agent in Utah since 2008. In March of 2016, Jason founded Acacia Strategies, a firm dedicated to helping investors achieve the highest returns possible through unparalleled experience in the Utah self- storage arena. Whether the goal is to hold, buy, or sell, Jason’s experience can provide the strategy that ultimately helps his clients to reach the best and most lucrative decisions regarding their property. As a result of this strategy, Jason has sustained long-term relationships with his clientele and continues to maximize their profitability.

Jason grew up in Park City, Utah and graduated from the University of Utah with a degree in English. Before graduating, Jason was fortunate to travel the world and liked the acacia tree while spending time in the Serengeti. Acacia trees provide shade, shelter and food for animals of the Maasai Mara. Jason interpreted this as providing protection, care and support for his clients. Jason resides in Park City, Utah with his wife and four children.

Austin Livingston started his real estate career in 2006 working in residential real estate. After helping numerous clients purchase and sell their residences in his inaugural year, he made a switch in 2007 to commercial real estate, specializing in self-storage acquisitions and dispositions at a major commercial real estate brokerage. In the last three years Austin has underwritten close to $175 million in self-storage, and transacted tens of millions in value. This vast experience helps him to educate owners on how to increase their facilities values and prepare them to sell for the highest possible price.

At Acacia Strategies his goal remains the same as it always has: to help his clientele create and preserve the wealth they have spent considerable time and effort creating.

Austin Livingston graduated from the University of Utah with a Bachelor of Arts in International Studies. As part of the college experience he spent a semester abroad in Cuernavaca, Mexico, has spent 3 years living in the suburbs of Oslo, Norway and remains fluent in Norwegian.

  • My career in real estate development started in the mid 1980s. During all of those years, I worked with many professionals in the business, as well as some that were not so professional. In 2012 I was contacted by Austin Livingston. He was inquiring to see if I had any interest in selling my storage facility in Salt Lake City. I brushed him off to some degree, and told him to check back with me in a few months. We repeated this back and forth several times. I admired his tenacity and his soft but persistent approach. Eventually, I listed my facility with him and Jason Smith. I asked tough questions, they had good answers, they both know what they are doing. They soon found a buyer and we had a contract. Some zoning issues with the city delayed the closing for nearly a year. Jason and Austin just remained patient and held the deal together. Their perseverance paid off and we closed the sale. A fair transaction for all parties. I would work with them again for sure.
